A chimney leak is not a roofing problem. Symptom Documentation and History
Before going to the roof, we document where water appears, when it appears (during rain, after rain, or continuously regardless of weather), how long the problem has been occurring, and what repairs have been attempted. A leak that appears only during rain driven from a specific direction is a different diagnostic problem than one that appears every time it rains from any direction. A leak that was ‘fixed’ by a roofer six months ago and returned tells us the repair addressed a symptom, not the source.

Roofline and Flashing Inspection
We inspect the full chimney-roof junction from the roof surface: step flashing along both sides of the chimney, counter flashing embedded in the chimney masonry or adhered to the masonry face, the saddle or cricket on the high side of the chimney if present, and the condition of the roof surface directly adjacent to the chimney. We look for flashing that has pulled away from the masonry, flashing that was surface-applied rather than properly integrated with the roof courses, counter flashing that has lifted at the top edge, and saddle or cricket failures that allow water to pond on the high side of the chimney.

Crown, Cap, and Above-Roofline Masonry
Crown condition is assessed for cracks, missing sections, inadequate overhang, and incorrect slope. A crown without adequate overhang directs water toward the masonry face rather than away from it. A cracked crown admits water directly into the flue system regardless of flashing condition. Cap condition and fit are confirmed — a missing or ill-fitting cap allows direct rain entry into the flue. Above-roofline masonry joints are inspected for deteriorated mortar that allows water to enter the chimney structure rather than travel down the exterior face.

Interior Inspection: Smoke Chamber, Firebox, and Fuel
The interior of the chimney is inspected from firebox level: smoke chamber surfaces for water staining and moisture damage, firebox masonry and mortar joints for moisture entry evidence, damper condition and fit, and the firebox floor for pooled water or staining. The pattern of interior moisture — where it appears and at what level — helps confirm or eliminate possible exterior entry points. A smoke chamber with heavy staining at the top but dry walls below points to crown or cap failure rather than flashing failure.

Controlled Water Test Where Indicated
When visual inspection identifies multiple possible sources or when previous repairs have been attempted and failed, a controlled water test is performed: water is applied systematically to each suspected entry point — crown, flashing sections, masonry face — while a second technician monitors the interior for water appearance. This test isolates the actual entry point when visual inspection alone cannot confirm it. The water test is the step that most other contractors skip. It is also the step that most reliably identifies the actual source when one contractor’s repair has already failed.

Written Findings and Repair Recommendation
After source identification is complete, we provide a written assessment: the confirmed source or sources of water entry, what repair addresses each source, what the repair scope and cost is, and what — if anything — should be monitored but not repaired yet. We do not recommend repairs beyond what the evidence supports. If the flashing is the source, we repair the flashing. If the crown is the source, we repair the crown. If the source is masonry porosity throughout the structure, we recommend waterproofing. If the evidence points to more than one contributing source, we document each one separately so the homeowner can make an informed decision about scope.
